This service is suitable for Landlords living locally to their rental property, who are able to maintain their own property but do not want the stress of collecting the rent and chasing the tenants for rent arrears.
We offer the following services for this package:
- Free no-obligation rental appraisal of your property
- Advice on optimising your property for the rental market
- High quality internal & external photographs of your property
- Erect a ‘To Let’ board at your property
- Advertise your property on our website
- Advice on complying with rental regulations and laws
- Locate suitable tenants for your property
- Obtaining and evaluating references and credit checks
- Prepare tenancy agreement
- Accompany viewings
- Prepare a full inventory & take meter readings
- Set up a standing order between Chestnut Lettings and the Tenant
- Collect the first month’s rent/deposit in advance from the tenant(s)
- Collect rent and chase late payments
- Monthly rent payments to landlords
- Monthly statements emailed
Under this service the tenant will contact you directly for all maintenance and tenancy issues. Should you require buildings or contents insurance for your property we are able to provide no obligation quotes.
You will be responsible for registering and protecting the tenants deposit with a chosen Government- Approved Deposit Scheme and issuing the tenant with the Prescribed Information as specified in the Housing Act 2004.
